Do I need a lot of money to start investing out of state? +
Not at all. That's one of the core things we teach — how to acquire properties using creative financing strategies that require little to no money down. Seller financing, subject-to deals, and DSCR loans allow you to invest without large personal capital. We also teach you how to build business credit to fund your deals.
What is creative financing and how does it work? +
Creative financing refers to any method of acquiring real estate outside of a traditional bank mortgage. This includes seller financing, subject-to deals, lease options, private money lending, and DSCR loans. These strategies give you flexibility and allow you to close deals that traditional buyers can't.
How does business credit help with real estate investing? +
Business credit allows you to access funding through your LLC rather than your personal credit profile. This means you can get credit cards, lines of credit, and loans that don't affect your personal credit score. Many of our students use business credit to fund down payments, renovation costs, and deal acquisition fees.
Is it risky to buy properties I've never seen in person? +
With the right systems in place, remote investing is no riskier than local investing. We teach you how to conduct thorough virtual due diligence, work with local agents and inspectors, analyze neighborhoods using data, and build a reliable property management team on the ground.
How long does it take to close my first deal? +
Most of our active students close their first deal within 3–9 months of joining. The timeline depends on how quickly you complete the coursework, how aggressively you pursue deals, and which financing strategy you use. Students using seller financing often close faster because there's no bank approval process involved.
Do I need an LLC to start investing? +
We strongly recommend forming an LLC before your first deal for liability protection and to begin building your business credit profile. We walk you through the entire LLC formation process as part of the Business Credit Blueprint. It's simpler and less expensive than most people think.
